State-owned Ukreximbank is selling its own branch at 288 Hoholia St in the centre of Cherkasy: a two-storey annex attached to a residential tower, plus basement, 1,264.8 m² in total, sold together with 320 items of furniture and equipment. Photos from July 2026 show the banking hall, offices, vault and security systems intact; the bank describes the condition as "satisfactory, fit for use, minor cosmetic repairs needed". Starting price UAH 24,054,055 excluding VAT (≈$530,800; ≈$636,900 including 20% VAT), about $420/m² before VAT. One bidder is enough. Applications close around 20:00 Kyiv time on 1 December; the auction is on 2 December.
Clean title (owned by the bank since 2005), no tenants, no litigation or encumbrances. Against the bank's other 2026 branch sales of similar size, the price is reasonable. It is a city-centre commercial property ideally suited to banks, clinics, law firms, education providers and business-centre operators.
Best fit: banks, credit unions, insurers or payment providers needing a branch in central Cherkasy; private clinics, dental and diagnostic centres, schools and training centres, law and notary offices, business-centre operators — the vault, security, banking hall and street frontage are all usable as they are. Not for: conversion to housing, restaurants or nightlife (residents live above); buyers with a budget under $500k.

The seller is the fully state-owned Ukreximbank. The premises have been the bank's own branch since 2005; this is not repossessed collateral. Under Cabinet Resolution No. 1032, Ukraine's state banks have been auctioning surplus branch properties as they restructure their networks. On 2 November 2026 Ukreximbank listed five branches at once: Cherkasy, Sumy, Ternopil, Uzhhorod and Izmail.

A self-contained two-storey annex beside a residential tower, with its own street entrance, a staff entrance from the yard and parking in front. Inside: banking hall, open-plan office, a dozen private offices, meeting rooms, a vault and basement technical and storage space. The fit-out is a recent standard bank branch. A new owner could open with new signage and light refurbishment.
Cherkasy is a regional capital in central Ukraine on the right bank of the Dnipro (Kremenchuk Reservoir), with about 270,000 pre-war residents, rail and road links and a river port. It is far from the eastern and southern front lines, although air strikes remain possible anywhere in Ukraine. The branch sits in the city centre next to the Central Market and the city's largest department store, with a bus stop and parking at the door.
We reviewed all Ukreximbank branch sales on Prozorro in 2026 (prices per m², excluding VAT):
| City | Size | Outcome | Per m² |
|---|---|---|---|
| Mukachevo, Kamianets-Podilskyi, Brody, Chornomorsk etc. | 110–300 m² | Sold with 2–4 bidders | UAH 27,000–42,000 |
| Kryvyi Rih (Mar 2026) | 2,067.9 m² | Sold to one bidder, UAH 38.49m | ≈UAH 18,600 |
| Izmail | 2,066.6 m² | Three failed rounds, then cut ≈17%; at auction | UAH 16,000 → 13,300 |
| Sumy (listed same day) | 1,073.3 m² | At auction | ≈UAH 11,100 |
| Ternopil, Uzhhorod (listed same day) | 2,027–2,366 m² | At auction | ≈UAH 31,100–31,300 |
| Cherkasy (this lot) | 1,264.8 m² | At auction | ≈UAH 19,018 (≈$420) |
Small branches in western cities attract competition; branches above 1,000 m² draw few bidders, usually none or one. Cherkasy is priced in line with the comparable Kryvyi Rih sale, below the western listings, and in a safer location than Sumy (near the front) or Izmail (border). Verdict: fairly priced rather than a bargain, but good value — fully equipped, clean title and usable immediately. If no one bids, the bank may relist at a lower price (Izmail was cut by about 17%), but a well-located branch may simply be taken in the first round.
| Use | Verdict | Why |
|---|---|---|
| Bank, credit union, insurer, currency exchange | Best | Vault, counters and security in place; almost no conversion |
| Private clinic, dental or diagnostic centre | Good | Own entrance, many rooms; medical-standard services upgrades needed |
| Law, notary, accounting firm; business service centre | Good | City-centre office layout |
| School, training or language centre | Possible | Open-plan and private rooms |
| Ground-floor retail + offices above | Possible | Street frontage near the Central Market |
| Restaurant, bar, housing | Not advised | Residents above; extraction and noise issues; change of use needed for housing |
| Buyer | Fit | Why |
|---|---|---|
| Financial institution needing a Cherkasy branch | Best | Move straight in |
| Medical, education, professional services | Good | Central, own entrance, flexible layout |
| Rental investor (local or international) | Possible | Let whole to an institution or split by floor; price in wartime vacancy |
